🔄 Changes to Periodic Tenancies (From 30 January 2025)
✅ Landlords Can End a Periodic Tenancy Without Giving a Reason
From 30 January 2025, landlords will be able to end a periodic tenancy by giving 90 days’ notice—without needing to provide a reason.
📅 When 42 Days’ Notice is Allowed
Landlords can give at least 42 days’ notice if:
- The landlord or a family member is moving in and will live there for at least 90 days
- The property has been sold unconditionally and the agreement requires vacant possession
- The property is required for employees or contractors (if stated in the tenancy agreement)
- Major renovations, repairs, or redevelopment are planned
- The property is being demolished
📩 Notice From Tenants
Tenants can still end a periodic tenancy with at least 21 days’ notice, with no reason required.
⚠️ Important Transition Rule
If a landlord gives 63 days’ notice before 30 January 2025, this cannot be changed to 42 days once the new rule takes effect.
📝 Updates to Fixed-Term Tenancies
📅 Fixed-Term Tenancies Will No Longer End Automatically
Under the new law, a fixed-term tenancy won’t automatically end when the term expires. Either party must give notice between 90 and 21 days before the end of the term.
- No specific reason is required to give this notice
- Landlords and tenants can agree to renew or extend the tenancy
- If no action is taken, the tenancy will roll over into a periodic tenancy
